Following these eight steps will guide you through a smooth and successful home-buying journey.
1. Property Searches & Real Estate Portal
You should already have access to your personalized real estate portal. If not, please let us know and your agent will set it up right away.
Your portal allows you to:
View properties that match your criteria
Save and “like” listings you’re interested in
Help us better understand your preferences so we can refine your search
2. Viewing Properties
When you see a home you’re interested in, contact us and we’ll provide additional details and arrange a private showing.
We recommend doing a drive-by first to ensure the neighbourhood and location feel like the right fit before scheduling a viewing.
3. Submitting an Offer
When you’re ready, your South Island Home Team agent will guide you through preparing and submitting an offer. We’ll explain each step, review the terms together, and answer any questions so you can move forward with confidence.
4. Negotiations
Once an offer is submitted, there may be some back-and-forth negotiations to finalize the details. Our experienced team will advocate on your behalf and guide you through this process to achieve the best possible outcome.
5. Accepted Offer
Congratulations—your offer has been accepted! 🎉
At this stage, our team will:
Provide copies of all required paperwork
Clearly outline your next steps
Give you access to all documents through our secure digital document system, managed by our Transaction Coordinator
6. Buyer’s Due Diligence
Between offer acceptance and subject removal, you’ll complete your due diligence. This may include:
We will assist you throughout this phase and ensure nothing is overlooked.
7. Subject Removals
Once all conditions are satisfied and you’re ready to proceed unconditionally, you’ll sign subject removal documents and provide your deposit cheque. Our team will keep you informed of all important dates and deadlines to ensure a smooth transition.
8. Conveyancing, Completion & Possession
In the final stage, we’ll coordinate with your chosen lawyer or notary to complete the transaction. All necessary paperwork will be forwarded, and we’ll stay in touch throughout the process.
On completion day, we’ll be there to hand over the keys to your new home—welcome home!
